Services Offered:

Third-party Management - We can manage your storage asset for you either fully or partially.  With full management, we will take over the entire operations of the store.  With partial management, we focus on working with your manager, marketing, operations, auditing, and running the business, while you continue to pay the bills and take care of the accounting and finances.

Staff Training - We will provide consistent training and support to your managers.  We will train them on customer service skills, operational procedures, lien procedures, sales, and more.  Continuing education helps the manager perform at their highest level.  An educated manager will add more value to your property.  These training sessions can be done in person, via the phone, or webinars. 

Marketing Plan -  We will help your company develop a marketing plan and budget.  We can help you determine what forms of advertising will work best in your market and give you the highest return for the marketing dollars spent.  We can help you with your yellow page advertising, internet advertising, direct mail, outside sales, and more.

Internet Marketing - In today's competitive market it is critical to have a presence on the Internet.  We can help you get found on the Internet through Search Enging Optimization and Pay-Per-Click Advertising.  We can also help you design a website that will bring customers to your store to rent units.

Phone Sales Training - We will train your staff how to answer the phones and sell storage units.  The average storage manager in the industry converts 30% of the calls they receive into a storage rental.  The managers we have worked with consistently convert over 60% of inquires into rentals.  

Market/Competition Analysis - We will visit and give an evaluation of the other storage properties in your market within a 3-5 mile radius.  We will gather their rates, occupancy levels, evaluate their customer service skills, curb appeal, etc. We will give you an evaluation of how your site measures up to your competitors and what you can do to differentiate yourself from your competitors.  We will provide you with recommended pricing for your units in relation to your competition.

Site Evaluation/Operations Tune Up- We will evaluate your current operational procedures and make recommendations how to operate your site more efficiently.  We will meet with your current staff to determine their knowledge of their job duties and customer service skills.  We will give you an evaluation of your site through a customer's eyes. This evaluation includes the curb appeal of the property, deferred maintenance issues, along with the staff's sales and customer service skills.

Lien Procedures/Collection Strategies- Do your managers know the foreclosure or lien procedures for your state?  We will make sure your site is following the appropriate foreclosure procedures and train your staff on the legal lien procedures for your state.  We will also help implement collection strategies to bring more money to your site and boost your economic occupancy.

Financial Data Analysis - Do you know how to read your management summary report?  We will help you read your management summary report and show you through a series of ratios what to look for and how the data shows you what is really happening at your store.

Revenue Management - Revenue Management is very important to maximize the value of your property. We will help put in to place a revenue management system to add more money to the bottom line and increase the value of your property.

Audits - When was the last time your manager and facility was audited?  We can perform financial and site audits to help detect and deter employee theft.  The audit will audit your  deposits, financials, physical inventory, rental agreements, manager mystery shop, and opertaionional procedures.
