RWJ Storage Management provides third-party management services.  A third-party manager relieves you of the day-to-day burden of operating your site, while turning over the operations to someone who knows how to successfully operate a storage facility.  RWJ Storage Management has the knowldege, marketing strategies, operational procedures, and training programs to make sure your asset is well managed.  As a management company, we do more than just make sure the bills are paid and the manager shows up for work.  We make sure your site is optimally managed and revenue is maximized.  Please read our management philosophy for more information on our third-party management services.

Well-trained managers who excel in customer service – It is crucial the storage manager be properly trained and provide excellent customer service.  The manager is the face of the company and key to the company’s success.  A well-trained manager will be more effective at their job, feel like an important member of the management team, be more invested in the company’s success, and be more excited about their job.  These qualities lead the manager to provide better customer service.  Managers are trained in person during the regular site visits, through webinars where they can interact with other storage managers, and through manuals and other educational literature.  Continuous management training is part of RWJ Storage Management’s success strategy. 

A well-maintained and clean facility that is inviting to customers – It is important the storage property be clean and well maintained.  A clean facility is inviting to the customers and a pleasant place for the manager to work at.  Proper maintenance will keep the property in good condition and reduce expensive repairs.  The appearance of the property is a reflection of the management.  Thus we strive to help your facility put its best foot forward.

Effective marketing and excellent sales to secure the rental- How a facility is marketed will significantly impact revenue.  RWJ Storage Management will discover and implement marketing strategies that work best in your community.  Marketing efforts are monitored to determine the cost per inquiry and the cost per acquisition, so that resources are allocated to the highest producing areas.  We will design effective marketing pieces and an Internet marketing plan that will produce results.  It is one thing to get the phone to ring or customer to visit the office and another thing to close the deal.  We hold managers to a high standard when it comes to converting the caller into a rental.  Our managers consistently exceed the industry average in converting callers into renters thus making more effective use of the marketing and increasing facility revenue. 

Collection strategies to collect the rent - After all, we are in the business of collecting rent.  We help to establish a culture where collections are emphasized both with the manager and with the customers.  Our culture encourages automatic payments and payments made on time by the customer.  Our systematic approach to collections helps to ensure as many customers and possible pay in a timely manner and that the proper effort is made to collect the rent.  Each manager is held accountable for sending the proper notices on time and making a certain number of collection calls until the rent is paid.  We know how important rent collections is to facility revenue and do our best to make sure you get paid.

Revenue management to maximize revenues – Revenue management is a system that adjusts your rates according to unit demand to maximize revenue.  Instead of looking at occupancy as a whole we look at occupancy by sizes.  Unit sizes in high demand with high occupancy will have their rates increased.  Unit sizes that are not renting may need their rate to be adjusted lower until they reach a certain occupancy level, at which point the rates are increased.  Rental rates can be a static number and frequently adjusted.  By monitoring your rental rates and making appropriate we will help to maximize revenue.

Effective reporting and measurement tools to gauge success – At RWJ Storage Management, we pay close attention to the management and financial reports and to the story they are telling.  In addition to the standard reports generated by the management software, we prepare reports that monitor the key financial ratios, that show the results of the marketing efforts, that track facility trends, and that track manager effectiveness.  We use these reports to set goals with you and with the manager and to measure success.  These reports are presented to you in a timely manner so you can have the peace of mind your storage property is being properly managed.
